Seven new Children's Centres for Doncaster Council
  Earlier this year George Hurst & Sons Limited started work on the construction of seven Children’s Centres for Doncaster Metropolitan Borough Council. The contract was let as a design & Build contract based on a basic building layout and a high-Specification prepared by Doncaster MBC. The value of the contract was approximately £4 million and involved building six new brick built single storey centres for pre-school children adjacent to existing primary schools in and around Doncaster and one new steel framed single-storey structure with aluminium cladding adjacent to a medical centre in Thorne town centre.
The challenge was to achieve simultaneous completion of all seven centres by September 2008 without compromising our reputation for quality. To achieve this we decided from the outset to deploy a Contracts Manager to manage, coordinate and procure resources and to act as a single point of contract for the client. He led a team of seven experienced Site Managers, one on each project, whose task it was to closely supervise construction and to coordinate work between the various specialist trades. We used only those Suppliers and Subcontractors who had worked for us before and much of the building work was carried out by our own tried and tested tradesmen.
The first centres to be finished were at Cantley and Armthorpe. These were occupied by the client in early July 2008 and were quickly followed by completion of the centres at Edlington and Hatfield towards the end of July. The remaining three centres, at Kirk Sandall, Scawthorpe and Thorne, were all completed and occupied by the end of October 2008.
As with so many of our projects we were required to satisfy a number of different stakeholders. Doncaster Council oversaw the contract in their capacity as our Client but our Site Managers also had to liaise regularly with the Head Teachers at the schools affected and with the new Children’s Centre Managers. During construction it was necessary to segregate the site working areas from the schools and school playgrounds to ensure safety and minimal disruption to the school’s activities, which continued as normal throughout. Special care was needed at the beginning and end of each school day as children arrived and left school at the same time.
Timely completion was achieved despite a number of changes to the required scope of works including a requirement for a new office and entrance lobby at Hatfield school and four new corridor walkways linking the Schools with the Children’s Centres.

Phase 1a of the works comprises the extension and alterations to the front classroom block, (Classroom 013, 016, 017, 019 and staffroom 020) together with associated circulation and ancillary areas. The classrooms will be handed over to George Hurst & Sons following construction of the extension. These works are to be completed first at which point there will be a need to accommodate additional pupils.
Phase 1B
Commencing simultaneously with 1 above) comprises the demolition of the existing girls toilet block and construction of the new foundation stage unit, together with demolition / alteration of adjacent classroom corridor. The three classrooms affected will have been provided with alternative exits, by others, at this stage.
Phase 2
Comprises, following completion of the foundation unit, the alterations and refurbishment of the entrance / administration area, including new doors and windows, and minor alteration works externally.
Completion work – following completion of the works to the school, the existing nursery block will be demolished, enabling the external works and covered play areas to the foundation unit to be completed.

The construction of a single storey extension to the existing school. The extension will include 3 classrooms and all associated accommodation. A children’s centre is also included in the extension together with all of its associated accommodation.
Outside the extension, an external play area will be constructed. Finishing works will comprise site boundary fencing and hard landscaping.
The new extension will be fully serviced for telecoms, heating, lighting, ventilation, water supply and drainage.
The work will also include construction of an urban public footpath which will be fully surfaced and illuminated.
It is anticipated that the works will include only traditional construction materials and techniques requiring the use of standard construction plant and machinery.
